This was written July 31, 2008.  It was written because a friend was believing many of the hucksters and real estate seminar leaders that a fortune could be made in investing in Real Estate using other peoples money. 

I believe that I saw the bubble before most others did.  Although, I do believe in investing in real estate as a great investment provided that the fundamentals of investing are known and followed.  

What's wrong with the 'new' Real Estate Internet Marketers

Now folks this is just us common folks doing some thinking out on the front porch of the ol ranch house.  Sit down and join me for awhile.  I want to share a few ideas with you and let's just chew the fat about these city slicker snake oil salesmen who are telling you about all the massive amounts of money you can make off of Real Estate Investing.  They really grab you by the ear when they start talking about this thing called 'Passive Income'.  What a bunch of bull crap these dudes are spreading.

Let's looks at these subjects of passive income and massive amounts of money that you can make with out having any money.  Are you really falling for all of these buzz words they throw out to make the newbe investors spend huge amounts of money to buy their Real Estate Investing Reports and Classes?  If so then you are like the new dude on the ranch that is about to get old Dynamite as your horse for tomorrow.  Your headed for a big fall because you don't even see what is headed your way.  Just hang on for a bit because I'm are going to explain this more as we go on.  Let me just bring up one other subject that we are going to weave into this rant.

I hate internet marketers who lead people who want to be real estate investors into other fields that are different from 'real deal' real estate investing.

You want to invest in real estate don't you.  Well then partner let me tell you that hosting dinners for investors is not real estate investing.  You wanted to invest in real estate and some of them are telling you that you don't have to have any money because you can host dinners for investors.  Well partner we are going to talk more about this, but this is not how you invest in real estate.

The new real estate marketers are snake oil salesmen.   If you just listen to them and don't go out and look at properties yourself and then do the math, purchase price, renovation costs, debt load, and then figure the income of sales price or rental income.  Where is the massive 'passive income'. 

Real Estate investing is like every other business it requires an ability to do the math and watch what you spend on overhead.  It requires a true basic knowledge of the process of identifying a property, making an offer and knowing what is needed to make a profit..  Do you really feel that you are getting this knowledge from these people.  If so you are being hoodwinked.  Just do the math...  You don't have to be a greenhorn dude.

Cowboy Lee knows how to do the math to identify a great deal. You can make a fortune from real estate and live well.  It's just not by doing it the the way the 'new' internet marketers are saying how to do it.  They are pandering to you by throwing out the ideas and all they are is blowing hot air and they are launching these hot air balloons filled with sales buzz words.  On the ranch we call this blowing hot air up your ass.

 

The reason 95% of Real Estate Investors never do a single deal

Cowboy Lee has a few thoughts on this subject.  Well folks I'm a real estate buyer and seller, some might call me an investor; What's the difference in me and the 95% of people who never do a single deal, but would like to?  Well the difference is that some people like me are used to taking the bull by the horns and throwing it to the ground and putting our brand on it.


Why aren't 95% of the people who want to be real estate investors not buying?

From my perspective it's a simple thing called buyer confusion. Where
does this buyer confusion come from?  Buyer confusion comes from all of the slick sales snake oil sales people who are making money off of selling courses and classes on how to buy real estate.  Keep you confused and you will buy more reports and classes.  If you ever get a clear idea of what it takes to do a Real Deal they have lost you forever.


Whoa partner that’s quite a strong statement. Where's the facts on this
statement cowboy Lee.  Now listen up how about instead of my listing all of the things these city slickers are telling you to do that is causing people to be fraidy cat wanta be buyers. I'm going to tell you how to become a buyer.  Well I might as well tell you some of the things they are doing wrong so you can understand this problem better.

This is for the folks who want to read as much as they can so that they can be what they call themselves an 'informed buyer'.  These reports that they are buying and reading are causing this darn 'Buyer Confusion' in them.  It's a lot like choosing where you get a good cool drink of water.  One place I wouldn't recommend getting your nice cool drink of water is downstream of the hog washing place.  Otherwise you will be swallowing a bunch of hog wash. 

These city slicker dudes that are selling all of these real estate investor reports and classes are mostly trying to get you to swallow a bunch of hog wash.  Man that stuff won't do you any good and probable will leave you confused and dazed with that darn buyer confusion problem.


How to be a real estate buyer...


First of all let cowboy lee give you a word of advise - you take all of the things that you have learned from these city slickers, the one's that have been taking your money and now you put that information where it should be... put it right into the ol crapper. Now pull the handle and give it a big flush.

Ok now that you have all that bull crap information out of your system - you know that crap like holding dinners to get investors and all the rest of that bull crap. Folks this is bull crap because that is not real estate investing, it is learning to how to stand up in front of a bunch of people and try to talk them into investing in a scheme that you have never done before.

No wonder your not buying real estate. You have been led to believe that you must stand up in front of a bunch of strangers and maybe relatives and ask them to give you money to invest in something that you have never actually done yourself. 

Why hell partner, I'd be scared to death to do this. That would be like the other guys asking the new dude to rope that ol bull out in the pasture and throw it down to the ground and put a branding iron to it's butt. There ain' t no way that he should be doing that. And the same goes for all the other bull crap ways that these city slicker are telling you how to be a real estate investor.

Cowboy Lee ain' t afraid of much but these things they are saying so easy, whoa they sure scare me.   So they want to teach a new real estate investor to host a dinner and shake down the people who attend to invest in you the new investor who has never done a deal.  That's just plain stupid it don't show a lick of common sense. 

Let's just back up into reality for a minute

So you want to be a real estate investor and get rich, so then these city slicker dudes tell you how your going to get rich in real estate by your buying their report on how to host a dinner to shake down these people who were smart enough to acquire some money and their going to be dumb enough to give you their money, and you have never bought a piece of investment property in your life.  Hell they are going to have to be sending you instructions on how to be one might fine city slicker talker like them. 

Here's the problem with this dinner thing.  I thought you wanted to be a real estate investor, now they got you thinking that real estate investors pay for other peoples dinner and talk them out of money. That's not investing in real estate you just lost your focus on what you wanted to do.  This is learning to be a scam artist. 

Taking peoples money when you don't really know what to do with it is called scamming people out here on the ranch.  No wonder you have buyer confusion along with fraidy cat syndrome.  You don't know what the heck your doing and inside of you there is a little voice saying 'this is not real estate investing'.

Passive Income, now here's a thought...

Now don't wander off quite yet cowboy Lee is about to get to the point after he tells you that he has some more front porch thoughts on that subject that is really promoted by those city slicker dudes and that is this big draw in real estate investing thing that's called 'passive income'.  Now don't that have a ring to it 'passive income'. 

Boy howdy don't everyone want some of that there passive income.  Take trips to all of those exotic places and that ol passive income will just fill up your bank account and you don't have to do a darn thing except have dinner and talk people out of their money, buy a property, and have other people watch out for your property.  Then all you have to do is spend that ol passive income.  Now did ol cowboy Lee get that picture right?  Listen up sucker, if you got a lick of common sense your will see that there's something wrong with this picture.

Ok since I buy real estate How do I do it - the true story on investing in Real Estate


Well partner, I do it the old fashioned way. I look in the paper for deals, I contact real estate people and ask them to send me emails with the good deals out there.  I want to see every deal out there, FSBO - HUD - Bank Repo - Short Sales, I want to see them all. I just tell that real estate feller - send me every deal out there and be sure to send me every 'owner will carry' as that's how I did my first deal. But even with this deal I was ready to do it the ol fashioned way. Well what does cowboy Lee call doing it the ol fashioned way. Oh crap now you have asked the one question that no one wants to do. They all want to have magic happen. Well partner has magic happened from reading all these reports on how to buy someone dinner to get into their wallet or any of the dozen other ways that people are spending their money to learn how to scare yourself silly with all of these ways to get the fear so built up that you haven't bought one property now and how many years has it been that you have been wanting to buy a property and get started making that fortune that can be made off of real estate that you know can be made.  The ol fashioned way to buy real estate - dang cowboy Lee get to it... Oh yes partner we were getting to this point weren't we. Well while you are looking for the first great deal that you can do. You know looking in the paper, having a couple of Real Estate agents send you the great deals and doing what is called 'due diligence' and getting to know what a good deal looks like. While you are doing this you do the hard part. Now get your brain turned on and perking cause here come the real secret of this whole report. This is it now, don't miss it the secret is only one sentence long.

Live within your means, pay off your credit card debt and save money for a down payment.  It's the ol fashioned way.

How to follow the ol fashioned way


If you have been spending your money on all of those reports and bull crap ways to invest? You've been hoodwinked as we call it on the ranch.

These city slicker have gotten their hands into your pocket and it felt good to you as they wiggled there fingers around in  your pocket to find that last dime that you have. 

They make people feel like they are buying good information.  They are selling bull crap and they are selling fear. If they have given people good information on buying why aren't these people buying. It's because they are afraid of doing what they are taught.  Bad information creates fear.  Our inner self knows that these people are teaching schemes not real investing techniques and it makes people fear full.  

So the question is - what's wrong with the ol fashioned way. Nothing that I can see, cause it's the way that I'm doing and it's working for me. Haven't gone to work at a regular job for a long while now.  I'm a full time investor and living a life of bliss.  No stress doing a honest deal with my own money.

Yep I know all the fraidy cat dudes that are sitting on the investor fence are saying cowboy Lee your way is too hard. Yep I agree most can't live the simple life and save money.  But can you afford to have a dinner to do a presentation to 20 people and convince them to invest in a person who has never done a deal.  What a load of bull crap this idea is.  Just think about it for awhile.

I'm afraid to do this dinner thing and I've done deals, so what's the person to do who has never done a deal.  Those people who are eating your free to them food will see your knees knocking.  Fear is easy to see unless you are a psychopath. 

What will you do - the ol fashioned way or read more reports on how to get other peoples money to invest in your knowledge of investing?

A flawed plan

Sounds like a flawed plan to me.  I'm not putting my money in a new dude on the ranch to be able to ride ol dynamite the bucking bronco and I wouldn't put any money in your pocket until you can prove that you know how to live within your means.  Until you know the way to get repairs done at a bargain and all of the details of watching over a property.  This 'passive income' crap is flawed as well.  Do you think that Donald Trump sits back and collects passive income?  No way he is a hands on wrangler and sharp as a tack.  This is a man who know how to do a deal.  Have you read any of his books?  Great information for the real investor.  How about Warren Buffet, a billionaire, is he a passive investor?  You've got to be kidding me he's on top of ever business that he owns.  Passive income a buzz word to get the lazy loafer to say I will pay my money to learn about passive income and then the city slicker pockets another sucker's money.  Read about some real people who are truly rich and running a empire.  The wizard has said there is no such thing as passive income.  I don't care what you believe.

Owner will finance

Look at it this way if I'm a seller of real estate as 'owner will finance', I won't let that dude with no money near my building. If they couldn't save to put some down payment on the building they they haven't learned to use the ol sharp pencil on running this real estate business and soon I will get a run down building back after they have bled it dry with no maintain, cause they don't know how to use the ol sharp pencil to figure out what to spend on and what not to spend on.

Pulling chains and smart people

Yep, cowboy Lee has been know to pull a few chains when he is running off at the mouth. Many think they are smarter than he is and the truth is most people are smarter than ol cowboy Lee is. He just has a couple of things in his back pocket that most people don't have; persistence and knowing how to live simply and save money. Hey these qualities also come in handy during hard times. 

Some say those ol hard times winds are blowing this way. Well ol Lee can feel these winds too and I sure hope I'm prepared for when all those good real estate deals start blowing my way. 

Gotta go got to do a bit of work on the new money maker apartment building I just bought.  It needs a bit of work to make her shine like the jewel that she is.

Oh, by the way... I actually found a diamond in the driveway of this new apartment building yesterday.  I was getting out of my corvette and there it was right by my foot as I got out. Must have fallen out of someone's ring. Finding a diamond sounds like a good sign to me.  That’s all from the ol simple way ranch,
